1. Acceptance of Terms

By accessing or using any page on perprops.com (the “Website”), submitting information through a web form, or opting into our SMS Messaging Program (defined below), you agree to these Terms & Conditions (“Terms”), our Privacy Policy, and all applicable laws. If you do not agree, do not use the Website or the Messaging Program.

2. Services & Eligibility

  1. Services. We evaluate and purchase land across the United States and provide informational content about land-sale options.
  2. Eligibility. You must be at least 18 years old and legally able to enter binding contracts.

3. SMS Messaging Program (“Messaging Service”)

  1. Program Description. When you check the consent box on any Website form, you authorize Perspective Properties LLC to send recurring, automated text (SMS/MMS) messages—which may be delivered via an automatic telephone-dialing system—to the mobile number you provide. Messages may include:
    • property-purchase inquiries and offers
    • follow-up questions, closing coordination, and related updates
  2. Opt-In & Consent.
    • You opt in by affirmatively checking the box on our forms.
    • Consent is not a condition of any purchase or sale.
  3. Message Frequency & Rates. Message frequency varies (typically 1-8 messages per month). Message and data rates may apply.
  4. Opt-Out. Reply STOP, END, CANCEL, UNSUBSCRIBE, or QUIT at any time to stop all texts. One confirmation text will follow.
  5. Help. Reply HELP for customer-care information or email csmith@perprops.com.
  6. Supported Carriers. Major U.S. carriers including AT&T, Verizon, T-Mobile, and most regional carriers. Not all mobile devices or handsets may be supported, and the Company, its service providers, and the wireless carriers are not liable for delayed or undelivered messages.
  7. Program Changes. We may change message frequency or the sending number/short code at any time; you will be notified if that occurs.
  8. Data Usage. See Section 5 and our Privacy Policy for how SMS logs and consent data are used and retained.
  9. No Third-Party Marketing. We do not sell or share SMS consent data with third-party marketers.

4. Offers & No Guarantee

Submitting a form does not guarantee we will make an offer or complete a purchase. All offers remain non-binding until a written purchase agreement is executed by both parties.

5. Data Collection & Use

We collect and use personal information as described in our Privacy Policy, including maintaining SMS logs to demonstrate consent and comply with carrier audits.

6. Intellectual Property

All Website content (text, graphics, logos, and design) is the property of Perspective Properties LLC or its licensors and is protected by intellectual-property laws. You may not reproduce or redistribute any content without our written permission.

7. Disclaimers & Limitation of Liability

  1. No Warranties. The Website and Messaging Service are provided “as is” without warranties of any kind.
  2. Limitation. To the fullest extent permitted by law, Perspective Properties LLC shall not be liable for indirect, incidental, special, or consequential damages arising out of or related to your use of the Website or Messaging Service, including any delayed or undelivered messages.

8. Indemnification

You agree to indemnify and hold harmless Perspective Properties LLC, its affiliates, officers, employees, and agents from any claims, damages, liabilities, or expenses arising from your breach of these Terms or your misuse of the Services.

9. Governing Law & Dispute Resolution

These Terms are governed by the laws of the State of Louisiana without regard to conflict-of-laws principles. Any dispute not resolved informally shall be settled by binding arbitration in Louisiana under the Federal Arbitration Act. You waive the right to participate in class actions.

10. Modifications to Terms

We may update these Terms at any time. Material changes will be posted here with a new “Last Updated” date. Continued use of the Website or Messaging Service after changes constitutes acceptance.
